How Much Does a Bungalow Actually Cost in Kitchener?

Bungalows have always been a unique part of Kitchener's housing market. While two-storey homes and townhouses make up the majority of listings, bungalows continue to hold steady appeal; especially for downsizers, retirees, and families who prefer single-level living. The 2025 year-to-date numbers paint a clear picture of where the bungalow market stands today, and what buyers and sellers can realistically expect.

Current Market Snapshot

Right now, there are 50 active bungalow listings in Kitchener once we remove the extreme outliers at the top end of the market.


  • Average asking price: $749,000

  • Median asking price: $727,000

  • Average DOM: 39 days


Without this adjustment, the active 57 bungalows showed an inflated average of $941,000, but that was pulled up by 7 luxury listings priced as high as $3,499,999. For the average homeowner, the real story sits in the $700K-$800K range, where most of today's bungalow activity is happening.


How Bungalows Sold This Year (YTD 2025)

Looking back at the year so far, 209 bungalows have sold in Kitchener


  • Average sold price: $771,194

  • Median sold price: $716,000

  • Average sale-to-list ratio: 103.22% (this means that they're selling above asking price)

  • Average DOM: 18 days


The difference between asking prices today and what homes have actually sold for this year shows that buyers are still willing to pay competitive prices, but the sweet spot is just above $700K.


Over vs Under Asking: The Divide

One of the clearest takeaways from 2025 is the split between homes that sold over asking and those that didn't


  • 115 bungalows sold over asking (55%)

  • 82 bungalows under asking (39%)


This means that more than half of all bungalows in Kitchener attracted bidding beyond their list price; but not every property was able to do so. The difference often came down to condition, location, and pricing strategy. Homes that were staged well, updated, and priced close to market value typically moved quickly and for more than asking. Those priced too ambitiously sat longer and eventually sold for less.


Speed of the Market

The timeline tells its own story. Sold bungalows averaged just 18 days on the market YTD, compared to nearly 39 days for the current active inventory.


This shows two things:


  1. Well priced homes are being absorbed quickly.

  2. Properties still sitting on the market tend to be those with higher price tags or in need of upgrades.


For buyers, this means acting fast when the right property hits the market. For sellers, it means that presentation and pricing strategy can be the difference between a fast sale over asking, or a month long wait with price reductions.


What this Could Mean for You

For buyers, the data shows that the real entry point into Kitchener's bungalow market is in the low-to-mid $700s. Median sold prices ($716K) and the median active prices ($727K) line up almost perfectly, setting realistic expectations. Renovated or premium location homes continue to climb higher, often into the $800K-$900K range.


For sellers, bungalows remain one of the most in demand property types in the city. With more than half of YTD sales going over asking, and average DOM nearly half of the broader market. Sellers who prepare their homes properly are well positioned to achieve strong results.
